A schedule of condition is a record of the arrangement and state of repair of an existing building at a given point in time, typically at the beginning of a lease term to mitigate dilapidations liability or for inclusion within Party Wall Awards.

Our reports are clear and comprehensive, and always specific to the intended purpose.

The lack of a schedule of condition (or a sufficiently robust one) creates unnecessary risk for tenants' considering taking on fully repairing lease obligation, as the landlord may be able to claim for repairs that pre-existed the lease.

Inadequate or missing schedules of condition also creates undue risk for Building Owners in party wall matters where, in the absence of an accurate record, the Adjoining Owner may make spurious claims for remediation of cracking or other defects, which could be hard to defend.

We also prepare detailed Inventories for appending to leases which can significantly reduce uncertainty during dilapidations negotiations.
